Refitting a building to meet new brand standards for comfort & safety

The scope of this project was to renovate an existing building to meet Patel Brothers brand standards. Patel Brothers stores sell groceries and bakery products.

Beginning with an extensive on-site survey to create accurate as-built drawings, the 3S MEP + Structural team meticulously engineered a system to provide optimal temperature control, air circulation, and ventilation throughout the store.

Our designers provided a balanced HVAC system for the retail store, bakery area, staff area, and common office space that enhances the comfort of employees and customers alike.

Engineers from3S MEP provided mechanical, electrical, and plumbing design services along with fire alarm and site photometric.

Throughout the project, we faced the key challenge of balancing the provision of sufficient ventilation, lighting, and power for the entire facility.

We encountered challenges related to site coordination, requiring us to make necessary adjustments to ensure compliance with the updated building regulations.

In addition to the HVAC system, we crafted a comprehensive plan for the domestic water and sanitary waste systems. We also identified the components of the existing grease systems and verified the service size with the bakery to ensure the safe and efficient management of waste in compliance with local regulations and best practices.

With all 3S MEP projects, a primary focus is integrating MEP and structural designs with the construction and architectural partners and the end-users to minimize the need for design adjustments or revisions during the construction process. Design teams from 3S MEP actively engage with all stakeholders to identify potential conflicts and optimize overall system layout. Our teams are exceptionally proficient at harmonizing essential building elements for successful outcomes.
